New Insurance Requirements for Residential High Rise Developments The Minister for Planning has announced that builders are no longer required by law to have warranty insurance for residential buildings of more than three storeys (please see the legislation for the technical detail). The regulation making warranty insurance non-mandatory is effective from Wednesday 10 April 2002. After that date permits are able to be approved without warranty insurance. For futher information click link Sprinkler Systems in Residential Care Buildings: Deadline 1 August 2002 By 1 August 2002 owners of residential care buildings constructed prior to 1 August 1997 in Victoria must comply with regulation 5.15 of the Building Regulations 1994. The provisions require that all residential care buildings must be fitted with a residential type fire sprinkler system that complies with AS 2118.4 - 1995 Automatic Fire Sprinkler Systems - Residential. For futher information click link New Security of Payment Legislation Announced Dodgy payment deals costing the building and construction industry millions will be banned under new laws announced by the Minister for Planning, Mr John Thwaites.The new Security of Payment legislation would ensure greater certainty of payment for building contractors and subcontractors, many of whom do not have the operating margins to allow them to shoulder the burden of bad debts. Measures in the new legislation include: banning “paid if” and “paid when” clauses in contracts allow a contractor to suspend work in the event of non payment make periodic payments conform to monthly installments establish a periodic payment dispute resolution process |
